Website terms

Terms for this website, our letters and our conversations

The most important point comes first: nothing is agreed until a formal written agreement is signed.

Last updated 16 Oct 2026

Everything is subject to contract

Nothing on this website, in our letters, in our emails, in our conversations or in any proposal or heads of terms is an offer that you can accept, a promise, or a binding agreement. All of it is subject to contract.

An arrangement between you and us, or a company we name, exists only when a formal written agreement has been signed by everyone who is a party to it, and, where the agreement requires, contracts have been exchanged. By law, a contract for the sale or other disposition of land in England and Wales must be in writing and signed by every party.

Until then, either of us can stop at any time, for any reason, without owing the other anything. That includes after a proposal, after heads of terms, and after our specialists have started looking at your land.

Figures and prices

Any price, value, figure, timescale or number of homes that we mention before a formal agreement is signed is an indication only. It may change once specialists have looked at the land, and it does not bind us or you. The only figures that count are the ones written into a signed agreement.

What we do not promise

  • That planning permission will be applied for, or granted. Only the local planning authority decides
  • That we, or anyone else, will make a proposal, enter an agreement or buy your land
  • That your land has, or will have, any particular value
  • That anything will happen within any particular time

This website is general information, not advice

This website explains how we work, in general terms. It is not legal, financial, tax, valuation or planning advice, and it does not take account of your circumstances. We are not independent advisers: we would be a buyer, with our own commercial interests. Before you agree to anything, take advice from your own solicitor, and from an accountant, valuer or land agent where relevant.

Our research may be wrong

Our letters are based on remote research from public records and maps, which can be out of date or incomplete. If something we have said about your land or about you is wrong, please tell us and we will correct it.

Using this website

  • You may read, print and share pages from this website for your own use, including with your family and advisers
  • The words, design, logo and images on this website belong to us or to the people who licensed them to us. Please do not copy them for commercial use without asking
  • Links to other websites are for convenience. We are not responsible for their content
  • We try to keep this website accurate and available, but we cannot promise that it always will be

Our responsibility to you

We do not exclude or limit any liability that the law does not allow us to, such as liability for fraud, or for death or personal injury caused by our negligence. Otherwise, because this website is general information and nothing here is binding, we are not responsible for any loss that arises from relying on it instead of on a signed agreement and your own advice.
