Explore your land’s potential

Did you get a letter from us? Here is who we are and why we wrote.

LandKite is run by Max Derry. We look for land that may be worth more with a credible planning route than it is today. When we find some, we write to the owner. A letter from us is an invitation to talk, and nothing more.

No letter, but own land you think could have a future? Tell us about it

Why we wrote to you

We think part of your property may be worth a conversation

We use public maps and records to find land where something may have changed: a new local plan, a change in national policy, or room that was overlooked. We cannot know from a map what your land means to you.

A specific piece of land

Our letter names the land we looked at. If we have the wrong land or the wrong person, please tell us and we will correct our records.

Research, not a site visit

We did this research remotely, from records anyone can check. We have not been on your land.

A first look, not a verdict

A letter means the land is worth a closer look. It does not mean your land would get planning permission, or that we would go ahead.

The arrangement, in short

We take on the cost and risk of planning. If it works, we buy the land.

Applying for planning permission is expensive and slow, and it can be refused. Most owners do not have the time, money or specialist help to take that on, and they would carry all of the loss if it failed.

So we offer to do it for you. We agree a price with you now, in writing, and pay for the planning work ourselves. If permission is granted, we buy your land at that price. If it is refused, you keep your land.

We aim to agree a price above what your land would sell for today, because it is set with planning in mind. That is what makes the arrangement worth your while. Every figure depends on your land, and we put it in writing before you decide anything.

  • We never promise planning permission

Nobody can. Only the local planning authority decides. We tell you what we found, what is uncertain and what could stand in the way.

  • Checked by specialists before anything is agreed

If you are interested, planning, legal and building specialists look at the land first. Many sites do not go further, and we will tell you why.

  • We start with what you want to keep

Your privacy, your access, your view, your family’s plans. If it matters to you, it shapes what we propose, or whether we propose anything.

Questions

What people ask us first

Do I have to reply?

No. If you do not reply, nothing happens. If you would rather not hear from us again, use our stop letters form, or tell us by phone or email, and we will stop writing to you.

Does replying commit me to anything?

No. A conversation is only a conversation. Nothing is binding until you sign a written agreement, and we expect you to take independent legal advice before you do.

How does LandKite make money?

Land with planning permission is usually worth more than the price we agree to pay for it. That difference pays for the planning work, the sites that are refused, our funders’ return and our costs. If planning is refused, we lose what we spent.

Can I involve my family, solicitor or land agent?

Yes, please do. We are happy to talk to anyone you want involved, and we would rather you took your time.
